In 2019, HotellerieSuisse introduced a classification for serviced apartments. It positions and differentiates this type of accommodation in the overall segment of the hotel industry in Switzerland, making it the world's first reference system for the segment. HotellerieSuisse identifies the largest common denominator of all accommodation types as the private living space, which forms the core of the business and is the starting point for offering all other services.

Classified serviced apartments in Switzerland must meet basic requirements in the areas of security, visibility and bookability. Most importantly, serviced apartments all operate with accommodation contracts - not rental contracts as known from the residential sector.

The special features of serviced apartments differentiate them from hotels by the following characteristics, among others:

  • larger premises
  • possibility to prepare meals in the apartment itself
  • possibility to do laundry in the building

There must be explicitly no gastronomy and no fixed breakfast offer.

In order to obtain a classification, establishments are extensively checked by HotellerieSuisse. For example, the operator's serviced apartments must meet all minimum criteria as well as safety and condition requirements analogous to those of the hotel industry.
